Details of Work Stages

 

STAGE 1

1.1 Receive an initial statement of requirements and provide an outline of possible courses of action. Establish contact with other members of the design team and agree formal communication procedures.

1.2 Develop a project brief by means of reports, questionnaires and close liaison with the Client, Architect and other members of the project team. The reports will include the different alternative methods of the air conditioning system together with advantages, disadvantages and approximate budget cost of each method.


STAGE 2

2.1 Agree with other members of the design team a program for all subsequent Work Stages taking into account the scope and extent of the duties required.

2.2 Investigate the data and information relating to the Project and relevant to the Works. Consider any reports relating to the Works which are made available by the client or others.

2.3 Establish with local and other authorities as necessary, the general requirements of the project.

2.4 Agree with other members of the design team preferred outline design solution for the Project and provide any Sketch Drawings or other documents necessary to clarify Outline Design Proposals.

2.5 Establish with other members of the design team an agreed cost plan for the Project as a whole: identify those elements relating to the Works and control the subsequent design of the Engineering Services to meet the agreed cost targets.


STAGE 3

3.1 Develope the Outline Designs and produce Sketch Drawings of structural planing requirements associated with the Engineering Services showing locations and approximate sizes of plant rooms, major items of plant, major ducts and service runs: also approximate weight of any item affecting the structural design.

3.2 Assess and prepare schedules of power, heating and cooling loads as applicable, and confirm insulation and glazing standards with the design team. Review and update as necessary the general considerations affecting the selection of energy sources

3.3 Prepare a revised cost approximation using he scheme design information, for inclusion in the overall estimate prepared by the design team.

3.4 Submit final scheme designs for each of the Engineering Services to be included in the Works, with associated estimates, and collaborate with other members of the design team in preparing a report to the client for approval to proceed.


STAGE 4

4.1 Collaborate with other members of the design team to ensure that the designs of Engineering Services are developed in a manner compatible with structural and architectural concepts.

4.2 Negotiate with public and other utility authorities for the provision of all necessary incoming or outgoing services.

 

STAGE 5

5.1 Collaborate with other members of the design team to ensure that Co-ordination Drawings of Engineering Services are compatible with the structural and architectural concepts.

5.2 Prepare specifications and final design Drawings for the Works.

5.3 Provide Builders Work Information to the design team based on the final Drawings and documentation, for inclusion in the overall estimate prepared by the design team.

5.4 Prepare a revised cost estimate using the final design Drawings and documentation, for inclusion in the overall estimate prepared by the design team. 

 

STAGE 6

6.1 Provide additional information to enable Bills of quantities to be prepared by the QS for the Works. Alternatively a Breakdown of Tender will be prepared by ourselves.

6.2 Advise the Client of suitability for the execution of the Works, of firms selected for competitive Tendering.

6.3 Assemble documentation and drawing for issue to firms selected to Tender and dispatch according to agreed program.

6.4 Analyze the Tender received and give recommendations for the Client’s acceptance.

6.5 Comment on the preparation of formal sub-contract documents relating to accepted Tenders for carrying out the works, or any part thereof.



STAGE 7

7.1 Provide any further information if needed to enable the Sub-Contractor to prepare Installation Drawings.

7.2 Examine the Sub-contractor’s proposals for the execution of the Works, provided these reflect upon the design intent. Advise the design team as necessary.

7.3 Collaborate with other members of the design team in resolving any problems. 
which may arise from the Sub-Contractors Installation Drawings.

7.4 Make such visits to the site as necessary to ensure that the Works are executed generally according to designs and specifications, and in accordance with good engineering practice. (For this type of project, fortnightly visits should be adequate).

7.5 Advise the design team for the need to vary any part of the project for any reason relating the Works.

7.6 Measure, assess or agree with the Sub-Contractor the value of any variations to the works.

7.7 Provide technical information to the Quantity Surveyor to enable Interim Valuations of the Works to be made and certificates issued.

7.8 Value and advise the design team on Interim Certificates for the Works in progress.

7.9 Examine the Sub-Contractors detailed proposals for carrying out commissioning procedures and performance testing. Advise the design team as necessary.

7.10 Examine, subsequent to setting the work and regulation of the Engineering Services by the Sub-Contractor, the results of his commissioning and the documentary records thereof.

7.11 Witness testing & commissioning of the Mechanical & Electrical services required.

7.12 Inspect the Works on completion and in conjunction with site staff, record any defects.

7.13 Receive and examine, on completion of the Works, copies of Record Drawings, Operating Instructions and maintenance Schedules prepared by the Sub-contractor.

7.14 Provide Technical information to the Quantity Surveyor to enable final Accounts for the works to be agreed.

7.15 Assist in setting any dispute or difference relating to the Works which may arise between the Client and the Contractor and/or the Sub-Contractor provided that such assistance shall not be following the taking of any steps for litigation or arbitration.
